Garage & Attic Cleanouts in Collin & Grayson County, TX

Cowboy Site Services clears garages and attics across McKinney, Collin County and Grayson County, top shelf to back corner, usually in one visit. You show us what stays, we haul everything else and sweep the floor before we leave. Pricing is by trailer space, and most garages land in the Half or Full Trailer Load tier.

A garage fills up one box at a time. Then one day the car is in the driveway and you can't find the ladder. An attic is worse, because nobody sees what goes up there.

Clearing it yourself usually means a lost weekend, a borrowed trailer and a trip to the dump. We do the carrying, the loading and the hauling. You just point at what goes.

Fall is a good time to get it done. A cleared garage means the cars can park inside before severe weather hits North Texas.

What we can't take

Hazardous material stays off our trailer, and so do tires. Everything else is usually fine — text a photo if you're not sure.

  • Wet paint and chemicals
  • Motor oil
  • Asbestos
  • Ammunition
  • Tires
  • Old paint cans with wet paint, and garage chemicals like pesticides or pool chemicals
  • Motor oil and used oil filters
  • Tires
  • Building repairs, insulation work or anything attached to the structure

Where your stuff goes

Anything still usable goes to area charities when it's in shape for it, and metal, electronics and cardboard get pulled for recycling. What's left is disposed of properly. For the details, see where your junk goes.

Swept before we pull out

Loading the trailer isn't the end of the job. We sweep the floor, slab or driveway before we leave, so the space is ready to use that day. You pay once you've looked it over.

How does a garage cleanout work?

It starts with photos. Send a few shots of the garage from the door and from the back wall, and we'll give you an honest estimate.

On the day, you walk it with us first. Point out what stays, and we set it to one side before anything goes on the trailer. Then we work top shelf to back corner until the floor is clear.

The last step is the broom. We sweep the slab down before we pull out, because a swept floor is what makes it feel done.

Do you clear out attics too?

Yes. Attic work is slower than a garage, because everything comes down a ladder or pull-down stairs one load at a time. Tell us about the stairs when you send photos so we can plan the time.

Attics around here get hot fast. We schedule them early in the day when we can.

We've cleared a garage attic as far north as Pottsboro. Most of our attic work, though, is in McKinney and the Collin County towns around it.

Do you do basement cleanouts in McKinney?

Basements aren't common in North Texas homes, but some houses have one. Where a home does, we clear it the same way as a garage.

We carry everything up and out, so you don't have to stage it by the door. Mention the stairs and any tight turns in your photos.

What should you pull out before we get there?

A little prep keeps the day moving. None of it means hauling things to the curb yourself.

  • Mark what stays with tape or sticky notes.
  • Set aside paint, chemicals, motor oil and tires, since we can't load those.
  • Pull any boxes of papers or photos you already know you want.
  • Move the cars out of the garage before we arrive.
  • Clear room in the driveway for the truck and 14-foot trailer.

Big job or small pickup, it's the same crew

Not every garage job is a full clear-out. Some are a quick garage pickup, like one we did in Frisco, where a few things just needed to go.

If you only have a couple of pieces, our general junk removal covers it. A garage fridge or freezer falls under appliance removal and can ride on the same trailer.

Either way, you get an honest estimate up front and a firm quote before we load. You pay at the end, once you're satisfied.

How it works: three steps

  1. 01

    Send photos for a quote

Text a few photos of what's going, or call. You get an honest estimate back without waiting for a visit.

  2. 02

    Pick a time

Choose a time that works for you. Same-day service is often possible when the schedule has room.

  3. 03

We haul it off and sweep up

We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.

“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Common questions

How much does a garage cleanout cost?

It depends on how much of the trailer it fills. One bay of a two-car garage is about a Half Trailer Load, from $515. A packed two-car garage is about a Full Trailer Load, from $759.

Do I need to sort everything before you come?

No, you just need to know what you want to keep. Point those things out on the walk-through, and we set them aside before loading. Our garage cleanout checklist helps if you want a head start.

Do I have to be home for the whole job?

You need to be there for the walk-through, so we know what stays. After that, many people go about their day while we load. We'll let you know when the floor is swept and ready for a final look.

Can you take the old paint and chemicals on the shelves?

No. Wet paint, chemicals and motor oil can't go on our trailer. Our household hazardous waste guide covers where they can go.

When is the best time to clean out the garage?

Any time it's stopped working for you. Fall is a popular choice, so the cars fit inside before severe weather. Our fall garage cleanout checklist walks through it.

Can you clear the garage before we sell the house?

Yes. A clear garage photographs better and makes moving day easier. If you're listing soon, see how to clear your house before you list.
