Van Alstyne sits on US-75 right about where Collin County hands off to Grayson. It's still a small town, but it's on the road everybody takes north, so it's been growing at the edges while the middle of it stays much the same.

A lot of what we work on here isn't in a subdivision at all — it's a place on a few acres with a barn, a shop, and forty years of things that accumulated behind them.

Acreage work is the pattern. Sheds and barns that have outlived their use, fence lines being replaced, brush and limbs stacked after a storm, and scrap metal that's been in the same pile long enough to have grass growing through it.

In town it's the more ordinary mix — furniture, appliances, garage clear-outs, and estate work in the older homes near the middle of town.
