Both owners' wives are real estate agents and one of us came out of the mortgage business, so this work is familiar ground. These are the cleanouts we take on, priced by trailer space and confirmed on site before anything is loaded.

Listing-prep cleanouts
A house has to be empty and swept before photos. Furniture, the contents of the garage, whatever the sellers left behind — it goes on the trailer and the spot gets swept.
Estate CleanoutsEviction & rental turnover
The unit gets cleared out and swept down so paint and carpet have a clean floor to start on. Furniture, mattresses, appliances, and the rest of what gets left in a unit.
Eviction & Rental Turnover CleanoutsEstate & probate cleanouts
Quiet and careful. Anything being kept gets set aside before a thing gets loaded, and the rest is sorted for donation and recycling rather than sent straight to the landfill.
Estate CleanoutsPre-inspection debris clearing
Crawlspace, attic, garage, side yard — whatever the inspector needs to actually get to. Debris, offcuts, and the pile that's been behind the shed since the last project.
Construction & Remodel DebrisTear-out and haul-off
A shed, deck, fence, or pergola comes down and leaves on the trailer, and light interior demo — cabinets, countertops, vanities, tile. Quoted per job once we've seen it.

How we work
Priced by trailer space
You pay for the room the load takes up on the trailer. We confirm the number on site before anything is loaded, and that's the figure on the invoice — no fuel surcharge, no labor add-on.
Owner-operated
One of the owners is on every job. You're not handing a listing to a dispatcher and hoping about who turns up.
Insured
Coverage is in place before we set foot on the property. Ask and we'll send the certificate.
Swept before we leave
The job isn't finished when the trailer is loaded. The spot gets cleaned down, and you settle up once you've looked it over.
Photos when it's done
Ask and we'll send before-and-after pictures when we pull out. Useful for the file, for a deposit conversation, or for a seller who isn't in town.
The awkward items too
Hot tubs, trampolines, playsets, pianos, gun safes. The things that get left behind because nobody wanted to deal with them are the ones we go get.
Where this comes from
Both owners' wives are real estate agents, and one of us spent his career in mortgage before this. We didn't pick agents and property managers as a target market — it's simply the world both households already live in.
