How we work
Priced by trailer space
You pay for the room the load takes up on the trailer. We confirm the number on site before anything is loaded, and that's the figure on the invoice — no fuel surcharge, no labor add-on.
Owner-operated
One of the owners is on every job. You're not handing a listing to a dispatcher and hoping about who turns up.
Insured
Coverage is in place before we set foot on the property. Ask and we'll send the certificate.
Swept before we leave
The job isn't finished when the trailer is loaded. The spot gets cleaned down, and you settle up once you've looked it over.
Photos when it's done
Ask and we'll send before-and-after pictures when we pull out. Useful for the file, for a deposit conversation, or for a seller who isn't in town.
The awkward items too
Hot tubs, trampolines, playsets, pianos, gun safes. The things that get left behind because nobody wanted to deal with them are the ones we go get.

Why clear the house before listing photos?
Buyers see the photos before they see the house. Extra furniture, packed closets and a full garage make rooms look smaller than they are.
Clearing out first gives the photographer clean, open rooms to work with. It also means showings start with a house that's ready, not one that's half packed.

Can you clear the garage and attic too?
Yes, and those are often the spots that get missed. Buyers open the garage, and inspectors need to get into the attic.
We clear boxes, old furniture, tools and whatever has piled up, top shelf to back corner. Then we sweep the floor before we pull out.

How do you handle an estate home going on the market?
Gently and at the family's pace. Anything being kept gets set aside before a single item is loaded.
The rest is sorted, with usable items going to area charities and metal pulled for recycling. We did an estate cleanout in Allen to help a client get the house ready for sale.

What if closing is only days away?
Call or text as soon as you know. Same-day service is available when the schedule has room, so earlier is always better.
We've cleared out a garage for a family three days before closing on a house they sold. Tight dates happen, and we'll tell you straight whether we can fit it.
Our hours are Monday through Saturday, 9 to 6.
What's the plan from photos to a cleared house?
Send photos for a quote, pick a time, and we haul it off and sweep up. Your seller doesn't need to be in town for the estimate.
We confirm a firm quote on site before loading, and it doesn't change after you say go. Payment comes at the end, once you're satisfied.

Questions agents ask
How much does a pre-listing cleanout cost?
It's priced by how much room the load takes on the trailer. A Minimum Pickup starts at $189, a Half Trailer Load at $515 and a Full Trailer Load at $759. There's no fuel, labor or distance surcharge.
Does the seller need to be there?
Not always. A lockbox or key works if someone tells us what stays. We can send before-and-after photos for a seller who isn't local.
Can you take furniture the seller doesn't want to move?
Yes. Sofas, beds, dressers and tables get carried out from any room or floor. Pieces in good shape go to area charities when we can.
Is there anything you can't take from a listing?
Yes: wet paint and chemicals, motor oil, asbestos, ammunition and tires. Leftover paint cans in the garage are the usual one, so plan for those.
