Estate Cleanouts in Collin & Grayson County, TX
Cowboy Site Services clears estates and whole homes across McKinney, Collin County and Grayson County, at the family's pace. You mark what stays, we set aside keepsakes, papers and photos, and we haul the rest and sweep up. A whole house usually prices at the Full Trailer Load, from $759, confirmed before anything is loaded.
Clearing a loved one's home is hard work on a hard day. There are decisions in every drawer, and family may be scattered across the country.
We take the heavy part off your plate. You decide what matters, and we handle the carrying, loading and hauling. We work quietly and treat the house with respect.
There's no rush from our end. If the family needs another pass through a room, we can come back.
We also understand that some of these homes hold decades of a life. We move at a steady, careful pace and keep the work low-key for the neighbors.
Part of our cleanouts services.
What we can't take
Hazardous material stays off our trailer, and so do tires. Everything else is usually fine — text a photo if you're not sure.
- Wet paint and chemicals
- Motor oil
- Asbestos
- Ammunition
- Tires
- Ammunition and firearms. Please pull them out before we start.
- Appraisals, estate sales or selling items for the family
- Deep cleaning, painting or repairs after the house is empty
- Gas appliances that are still hard-plumbed in. A plumber needs to disconnect those first.
Where your stuff goes
Furniture and household goods with life left in them go to area charities when they're in shape for it. Metal, electronics and cardboard get pulled for recycling, and the rest is disposed of properly. If the estate needs a rough list of what went where for its records, just ask.
Swept before we pull out
Loading the trailer isn't the end of the job. We sweep the floor, slab or driveway before we leave, so the space is ready to use that day. You pay once you've looked it over.
How do you handle keepsakes and papers?
Before anything moves, you walk the house with us and mark what the family is keeping. Tape, sticky notes or one closed-off room all work. We set those items aside first.
As we clear, papers, photos and anything that looks like it might matter get flagged, not loaded. We'd rather ask twice than throw out something that can't be replaced.
It helps to pull wills, deeds, jewelry and records before the crew arrives. Our estate cleanout checklist walks through what to look for and where things tend to hide.
Can you time the cleanout with a home sale?
Yes. Tell us the date you're working to, like a listing date or closing, and we'll schedule around it. A house that's empty and swept is ready for photos, repairs or a final walk-through.
We cleared an estate in Allen to help a client get the house ready for sale. That's a common reason families call. For the steps after the cleanout, see getting a house ready to list.
Working with families and realtors
Estates often have more than one person making decisions. We take direction from whoever the family names, and we don't move anything until they've said so.
Many families live out of town. If someone local can let us in and walk the house, we can handle the rest and send photos when we're done.
Agents often need a listing cleared on a deadline. Our page for realtors explains how we work with them, and the same plan applies to executors and attorneys.
What should the family do before we arrive?
You don't need to empty anything or drag it to the curb. A few small steps just make the day smoother and protect what matters.
- Mark what the family is keeping with tape or sticky notes.
- Pull wills, deeds, jewelry, cash and photos you already know you want.
- Take out any firearms and ammunition, since they need their own plan.
- Tell us your listing, closing or probate date when you call.
- Set up access, like a lockbox or key, if nobody can stay all day.
- Let us know if the estate needs a list of what went where.
Is it one visit or more than one?
Many whole-house jobs get done in one visit. Some take more, and that's fine. The family may want to sort a room first, or the house may need more than one trailer load.
If the garage or attic is packed, it's part of the same job. It's the same work as our garage and attic cleanouts, just inside a bigger plan.
How it works: three steps
- 01
Send photos for a quote
Text a few photos of what's going, or call. You get an honest estimate back without waiting for a visit.
- 02
Pick a time
Choose a time that works for you. Same-day service is often possible when the schedule has room.
- 03
We haul it off and sweep up
We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.
Prefer a form? You can request a quote online and attach photos there.
“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Common questions
How much does an estate cleanout cost?
It's priced by trailer space. A whole-house job usually sits in the Full Trailer Load tier, from $759, and bigger homes can take more than one load. The firm price is set before anything is loaded and doesn't change after you say go.
How do I start clearing out a parent's home?
Start by deciding what the family keeps, and don't rush it. Secure papers and valuables first. Then bring us in for everything that's left.
Do you do house cleanouts that aren't estates?
Yes. Downsizing, a move or a house that's simply full all work the same way. For a rental between tenants, see our rental property cleanouts.
Will you donate the furniture that's still good?
We try to. Pieces in good shape go to area charities when they'll take them. Charities have condition rules, so not everything qualifies, and the rest is disposed of properly.
Does someone need to be at the house?
Someone needs to walk it with us at the start, so we know what stays. After that, a lockbox or key works if nobody can stay.
What can't you take from the house?
Wet paint, chemicals, motor oil, asbestos, ammunition and tires. Older garages often hold some of these, so our household hazardous waste guide shows where they can go instead.
