Commercial & Office Cleanouts in Collin & Grayson County, TX
Cowboy Site Services handles commercial junk removal and office cleanouts across McKinney, Collin County and Grayson County. We clear desks, cubicles, retail fixtures and stockroom overflow, pull e-waste for recycling and schedule around your business hours. Pricing is by trailer space, with a firm quote confirmed before anything is loaded.
Commercial clear-outs work best when nobody notices them. Customers shouldn't have to step around a pile of desks, and your staff shouldn't lose a shift to it.
We plan the job around your hours, load it quickly and leave the space swept. You get one firm price and one point of contact with the owners.
It works for a single closet of dead printers or a whole suite that's turning over. Either way, you get an honest estimate up front and no surprises at the end.

What we can't take
Hazardous material stays off our trailer, and so do tires. Everything else is usually fine — text a photo if you're not sure.
- Wet paint and chemicals
- Motor oil
- Asbestos
- Ammunition
- Tires
- Wiping or destroying data. Pull or wipe any drives you need before we load.
- Commercial interior demolition or anything structural
- Warehouse racking or fixtures that need heavy equipment to take down
- Lab, shop or cleaning chemicals
Where your stuff goes
Electronics and e-waste get pulled for recycling, along with metal and cardboard. Office furniture in good shape goes to area nonprofits when they'll take it. Everything else is disposed of properly.
Swept before we pull out
Loading the trailer isn't the end of the job. We sweep the floor, slab or driveway before we leave, so the space is ready to use that day. You pay once you've looked it over.
What does an office cleanout in McKinney include?
An office cleanout gets a space work-ready. We load up the furniture and clutter, haul it off and donate or dispose of what's unwanted.
That covers office parks, single suites and small offices above a storefront. Desks, cubicle panels, chairs and filing cabinets all go, along with the boxes nobody has opened in years.
Office furniture that's still in good shape can go to area nonprofits when they'll take it. That keeps usable desks and chairs out of the landfill.
If you're in town, see our office cleanouts in McKinney page for local details.
- Suite turnovers when a tenant moves out
- Downsizing to a smaller office
- Clearing old cubicles before a refit
- Emptying storage rooms and file closets
How does a commercial cleanout work?
The plan is the same three steps we use everywhere. It just gets fitted to your hours and your building.
On the day, someone walks the space with us and points out what stays. Shared rooms are where mix-ups happen, so tag anything that belongs to another tenant or department.
- Send photos for a quote, along with the hours we need to avoid.
- Pick a time that keeps the clear-out away from customers and staff.
- We haul it off and sweep up, then you pay once you're satisfied.
Can you work around business hours?
Yes. That's how we plan commercial work. Tell us the hours we need to avoid, and we'll set a time when the clear-out won't get in anyone's way.
We work Monday through Saturday, 9 to 6. If a building has rules for loading docks or elevators, let us know so we can plan for them.
Small offices are often a single trip. Bigger suites may take more than one load, and we'll tell you that up front.
What happens to old computers and e-waste?
Every office ends up with a closet of dead monitors, printers and towers. We pull electronics for recycling instead of sending them to the landfill.
Pull or wipe any drives you need before we load them. Our TV and electronics disposal page covers what we take.
Our electronics and scrap metal guide has more on how e-waste is handled in the area. A dead copier or server rack can ride on the same trailer as the desks.
Retail spaces and stockrooms
Retail spaces turn over too. We clear fixtures, shelving, displays and the back stock nobody wants to move.
Stockroom overflow and small warehouse clear-outs work the same way. Send photos, and we'll quote it by trailer space.
A store closing or moving often has a hard date to be out. Tell us the date when you send photos, and we'll plan the job to meet it.
Help for property managers
Property managers often have both commercial suites and rental homes. We handle both, with the same photos-first plan and the same firm quote.
For homes and apartments, our rental property cleanouts cover turnovers and trash-outs. Managers can also see how we work on our property managers page.
How it works: three steps
- 01
Send photos for a quote
Text a few photos of what's going, or call. You get an honest estimate back without waiting for a visit.
- 02
Pick a time
Choose a time that works for you. Same-day service is often possible when the schedule has room.
- 03
We haul it off and sweep up
We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.
Prefer a form? You can request a quote online and attach photos there.
“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Rated 5 out of 5 stars Rated 5 out of 5 stars An honest and transparent company to work with. I had a rather unusual task of reorganizing my shop and tooling, as well as moving debris and junk in the process. I plan on doing business again with these guys real soon.

Common questions
Do you remove cubicles?
Yes. We take down standard cubicle panels and workstations, load them and haul them off. Built-in or structural pieces aren't part of our work.
Can you set up regular pickups?
Yes. If a shop fills a corner every quarter or a manager turns suites over often, we can set a standing pickup. You won't have to call every time.
Do you need us on site?
Someone should walk the space with us at the start to show what stays. After that, a key, code or contact person works fine.
What does commercial junk removal cost?
It's priced by trailer space, from $189 for a Minimum Pickup up to the Full Trailer Load from $759. Send photos and we'll give you an honest estimate.
Should we rent a dumpster instead?
A dumpster sits in your lot while your staff does the loading. We do the loading and leave the same day. Our guide to junk removal or a dumpster compares the two.
Do you do construction cleanup for businesses?
We haul remodel debris after a build-out, like drywall, flooring and scrap. See construction debris removal for what that covers.
