Eviction & Rental Property Cleanouts

Cowboy Site Services handles eviction cleanouts, rental turnovers and trash-outs across McKinney, Collin County and Grayson County. We clear what was left, sweep the unit and send before-and-after photos for your file. A full house usually prices at the Full Trailer Load, from $759, confirmed before anything is loaded.

When a tenant leaves a unit full, the clock is already running. Every day it sits full is a day it isn't earning rent.

We clear it out so your cleaners, painters or rehab crew can get started. You deal with the owners, not a call center, and we show up when we said we would.

It's the same work whether it's an eviction, a tenant who walked away, or a normal turnover between leases.

What we can't take

Hazardous material stays off our trailer, and so do tires. Everything else is usually fine — text a photo if you're not sure.

  • Wet paint and chemicals
  • Motor oil
  • Asbestos
  • Ammunition
  • Tires
  • Wet paint, chemicals or motor oil a tenant left behind. We leave those in place.
  • Deciding whether a unit is legally clear to empty. That call is yours and your attorney's.
  • Deep cleaning, painting or repairs
  • Biohazard or specialist cleaning

Where your stuff goes

Anything still usable goes to area charities when it's in shape for it. Metal, electronics and cardboard get pulled for recycling. Food waste and everything that's finished is disposed of properly.

Swept before we pull out

Loading the trailer isn't the end of the job. We sweep the floor, slab or driveway before we leave, so the space is ready to use that day. You pay once you've looked it over.

When can you clear out a unit after an eviction?

Texas law sets rules for what happens to a tenant's property after an eviction, and when a landlord can remove it. We don't give legal advice, so confirm you're clear before we start.

Our landlord's guide to eviction cleanouts in Texas points to the parts of the Texas Property Code worth reading. Talk to your attorney if anything is unclear.

If there's a legal hold on any items, or you need an itemized list, tell us up front. We'll work to it.

What is a trash-out?

A trash-out is the part of a cleanout that's pure garbage. Bags in the kitchen, food in the fridge, piles in the closets and junk in the yard.

We load it with everything else, so you don't need a separate crew. Then we give the floors a broom-swept finish so the unit is ready for whoever comes next.

Trash-outs can be messy, and that's fine. We bring gloves, bags and the trailer, and we don't need the place staged or bagged first.

Rental turnovers between tenants

Not every turnover follows an eviction. Sometimes a tenant just leaves a couch, a mattress and a garage full of boxes.

We clear every room and leave it ready for what's next, whether that's a cleaning crew or a listing. Tell us the date you're working to and we'll schedule around it.

We cleared a big rent house to get it ready for a rehab before it went back on the market. That kind of job often runs more than one trailer load.

Why do the before-and-after photos matter?

Photos show the condition of the unit when you took it back and when we finished. That record helps if questions come up later.

We take them on every rental job. You get them with the invoice, so they go straight into the file.

Photos also help when you're managing a unit from far away. You can see the finished rooms without driving over to check.

How to get a unit ready for our crew

You don't need to touch the tenant's things. A few details up front make the job go faster.

  • Confirm the unit is legally clear to empty.
  • Tell us about any legal hold or items that must stay.
  • Share the lockbox code, key or gate code.
  • Send photos, or tell us what you know if you haven't been inside.
  • Give us your deadline, like a cleaning crew or listing date.

Do you work with property managers?

Yes. Managers with several doors get the same plan on every unit. That means photos for a quote, a firm price, a swept finish and pictures for the file.

Our page for property managers explains how we handle access and scheduling. For one landlord's story of a rough unit, read turning a trashed rental around.

If you have turnovers every month, we can set up a regular pickup. That way you're not calling from scratch each time.

How it works: three steps

  1. 01

    Send photos for a quote

Text a few photos of what's going, or call. You get an honest estimate back without waiting for a visit.

  2. 02

    Pick a time

Choose a time that works for you. Same-day service is often possible when the schedule has room.

  3. 03

We haul it off and sweep up

We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.

Prefer a form? You can request a quote online and attach photos there.

“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Common questions

How fast can you get to a unit?

Tell us your deadline and we'll schedule to it. Same-day service is available when the schedule allows. Our hours are Monday through Saturday, 9 to 6.

Do I need to be there?

Not always. A lockbox, key or gate code works, and you'll get photos when we're done. Tell us about any items that need to stay.

Can you tell me if I'm allowed to remove the tenant's things?

No. That's a legal question, and the answer depends on your situation. Our landlord guide points to the Texas rules, and an attorney can tell you where you stand.

Do you handle foreclosures?

Yes. Foreclosures and bank-owned homes get the same treatment as any turnover. We empty it, sweep it and send before-and-after photos.

What if the house is packed floor to ceiling?

We've handled rough ones. A home that's become overwhelming just takes more sorting and often more than one load. Our hoarding cleanup service explains how we pace those jobs.

What if the tenant left appliances behind?

We take most of it. We unhook standard plug-in and water-line appliances, and appliance removal covers the details. Gas lines need a plumber first.

More answers on pricing, scheduling and what we take are in our full FAQ.
