Cleanouts in McKinney & Collin County, TX

Cowboy Site Services handles home and property cleanouts across McKinney, Collin County and Grayson County, from one garage to a whole house. You mark what stays, we load and haul the rest, and we sweep up before we leave. Pricing is by trailer space, with a firm quote confirmed before anything is loaded.

A cleanout is bigger than a pickup. It's a garage, an estate, a rental or an office that needs to be empty by a certain day.

We do the sorting help, the carrying, the loading and the hauling. You deal with the owners, not a call center.

Whether it's one packed room or a whole property, the plan stays the same. An honest estimate up front, a firm quote before we load, and payment at the end once you're satisfied.

How does a cleanout work?

Every cleanout follows the same plan. Send photos for a quote, pick a time, and we haul it off and sweep up.

On the day, we start with a walk-through. You show us what stays, and we set those things aside before anything else moves.

Then we load room by room, flagging papers and photos instead of tossing them. When the trailer pulls out, the space is empty and swept.

Big jobs can take more than one visit, and that's fine. Estates and overwhelming homes often go better in stages, with the family sorting between trips.

What should you set aside before the crew arrives?

You don't need to empty anything or drag it to the curb. Pulling a few things ahead of time keeps the day simple.

  • Wills, deeds, titles and other important papers
  • Photos, letters and keepsakes
  • Jewelry, cash and valuables
  • Firearms and ammunition, which need their own plan
  • Paint, chemicals, motor oil and tires, which can't go on our trailer
  • Anything you're keeping, marked with tape or a sticky note

Which cleanout fits your job?

Garage and attic: when the cars live in the driveway and the attic is full of boxes. Our garage and attic cleanouts clear it top shelf to back corner and sweep the slab.

Estate: when a loved one's home needs clearing, often ahead of a sale. Our estate cleanout service works at the family's pace and sets keepsakes aside first.

Eviction and rental property: when a tenant left a unit full. We handle eviction and rental turnovers, trash-outs included, with before-and-after photos for your file.

Commercial and office: when a suite, store or stockroom needs to be cleared around business hours. See commercial and office cleanouts for desks, cubicles and e-waste.

Storage unit: when you're paying every month for boxes nobody opens. A storage unit cleanout empties it and leaves it broom-swept.

A home that's become overwhelming: when you need patience and zero judgement. Our hoarding cleanup works at your pace, over more than one visit if needed.

Why hire a crew instead of doing it yourself?

A cleanout done alone means a borrowed trailer, a few helpers and several trips to the dump. It also means lifting heavy furniture down stairs and out of attics.

A dumpster sits in your driveway and you do the loading. We do the loading and leave the same day.

Same-day service is available when the schedule allows. Our hours are Monday through Saturday, 9 to 6.

What does a cleanout cost?

Cleanouts are priced by how much room the load takes on our trailer. A single garage bay often fits the Half Trailer Load from $515.

A whole house usually fits the Full Trailer Load from $759, and big jobs can take more than one load. We quote from your photos and confirm a firm price before loading.

How it works: three steps

  1. 01

    Send photos for a quote

Text a few photos of what's going, or call. You get an honest estimate back without waiting for a visit.

  2. 02

    Pick a time

Choose a time that works for you. Same-day service is often possible when the schedule has room.

  3. 03

We haul it off and sweep up

We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.

Prefer a form? You can request a quote online and attach photos there.

“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Common questions

Do I need to sort everything before you come?

No. Just mark what stays and pull any papers or valuables you already know about. We handle the rest.

What can't you take?

Wet paint and chemicals, motor oil, asbestos, ammunition and tires. Check your city's page for where those can go.

Can you clear more than one place at once?

Yes, when it fits the trailer. A house and a storage unit, or a garage and an attic, can go in the same trip.

Do you work with realtors and property managers?

Yes. Agents often need a listing cleared before photos, and landlords need units turned between tenants. We schedule to your date and send photos when we're done.

Do you sweep up when you're done?

Yes. Every cleanout ends with a broom sweep of the rooms we cleared. It's the step that makes an empty space feel finished.
