Hoarding Cleanup in McKinney & Collin County

Cowboy Site Services helps clear homes that have become overwhelming across McKinney, Collin County and Grayson County, with patience and zero judgement. We work at your pace, one room or the whole house, set aside anything you want to keep and haul the rest. Pricing is by trailer space, confirmed before anything is loaded.

A home can become overwhelming for all kinds of reasons. A loss, a health problem, a busy decade or just stuff that never left. Whatever the reason, it's hard to know where to start.

We're not here to judge the house or anyone in it. We're here to carry the heavy part, at a pace that works for you. You deal with the owners, not a call center.

You decide what stays. We set it aside carefully, sort through the rest and haul away what goes.

Part of our cleanouts services.

What we can't take

Hazardous material stays off our trailer, and so do tires. Everything else is usually fine — text a photo if you're not sure.

  • Wet paint and chemicals
  • Motor oil
  • Asbestos
  • Ammunition
  • Tires
  • Biohazard cleanup or specialist cleaning
  • Pest treatment or mold remediation
  • Deep cleaning after the clear-out
  • Anything hazardous we find stays where it is until it can go through the right program

Where your stuff goes

Anything still usable goes to area charities when it's in shape for it. Metal, electronics and cardboard get pulled for recycling. What's left is disposed of properly.

Swept before we pull out

Loading the trailer isn't the end of the job. We sweep the floor, slab or driveway before we leave, so the space is ready to use that day. You pay once you've looked it over.

How do you work at the client's pace?

There's no rush from our end. Some people want the whole house done at once. Others want one room, a break, and then the next.

Both are fine. We can come back for a second or third visit when you're ready. The person whose home it is stays in charge of the decisions.

If you're helping a family member, talk with them before the job. Agreeing on a goal, like a clear kitchen or clear exits, usually goes better than surprising anyone.

How do you keep what matters from getting tossed?

Homes like this often hide important things in boxes, bags and drawers. Cash, jewelry, legal papers and family photos can turn up anywhere, even in a book or a coat pocket.

So we sort carefully. Anything you've marked gets set aside first, and anything that looks like it might matter gets flagged, not loaded. We'd rather ask twice.

It helps to name one person who makes keep-or-go calls. Have them there for the walk-through, and on the day if they can be.

What can't go on the trailer?

Hazardous material is where we draw the line. That means wet paint, chemicals, motor oil, asbestos, ammunition and tires.

Tell us up front about anything like that in the house. We'll set it aside, and the household hazardous waste guide shows where it can go.

If we find pests, animal waste, sewage or heavy mold, that part needs a specialist cleaning company. We can clear the rest around it.

What does a hoarding cleanup look like on the day?

We start with a walk-through and confirm the firm price. Then we work one room or zone at a time, finishing it before moving to the next.

Clearing a path to the exits often comes first. After that, it's steady loading, with keepers set aside as they turn up.

We work quietly and keep the job low-key for the neighbors. When a room is done, we give it a broom-swept finish so you can see the floor again.

What if it's only part of the house?

Plenty of jobs are just the garage, a spare bedroom or the back porch. Start wherever feels manageable.

A packed garage is often the easiest first win, and it's the same work as our garage and attic cleanouts. Big furniture can go first too, if clearing a path matters most.

Every room you finish makes the next one easier to face. We'll be ready when you are.

Clearing a loved one's home

Sometimes the home belongs to a parent who has passed or moved into care. Those jobs blend into our estate cleanouts, with the same care for keepsakes.

Families often have questions before they call. Our guide to clearing an overwhelming home covers safety, sorting and how to talk about it.

How it works: three steps

Choose a time that works for you. Same-day service is often possible when the schedule has room.

  3. 03

We haul it off and sweep up

We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.

“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Common questions

Do we have to sort everything before you come?

No. Walk it with us and mark what's being kept, and we set it aside before anything else moves. We do the sorting and carrying from there.

Can you do one room at a time?

Yes. One room, one visit is fine. We'll come back for the next one when you're ready.

How much does hoarding cleanup cost?

It's priced by trailer space. Small jobs can start at the Minimum Pickup from $189. A full house often runs to the Full Trailer Load from $759, or more than one load.

Can you help if the person still lives in the home?

Yes. We work alongside them, and they make the keep-or-go calls. Going slower is fine, and more than one visit is normal.

Do you deep clean the house afterward?

No. We clear it and sweep each room, but scrubbing, pest treatment and specialist cleaning are separate jobs. You can line up a cleaning crew for after we finish.

I'm embarrassed to send photos. Do I have to?

Photos help us quote, but you're not being judged. If you'd rather, call and describe it, and we'll talk it through. Our junk removal quotes work the same way.
