Storage Unit Cleanouts in McKinney & Collin County
Cowboy Site Services clears storage units across McKinney, Collin County and Grayson County. We empty the unit, load everything on our trailer, haul it off and broom-sweep the floor so it's rent-ready. Pricing is by trailer space, and a firm quote is confirmed before anything is loaded.
A storage unit is easy to fill and easy to forget. Then the monthly bill keeps coming for things nobody has looked at in years.
Clearing one yourself means renting a truck, finding help and making trips to the dump. We bring the truck, the trailer and the muscle.
You point at what you want to keep. We clear the rest, load it, haul it away and sweep the unit behind us.
It's one of the simpler jobs we do, and it's often done in a single visit. You get the unit back, and you stop paying for it.

What we can't take
Hazardous material stays off our trailer, and so do tires. Everything else is usually fine — text a photo if you're not sure.
- Wet paint and chemicals
- Motor oil
- Asbestos
- Ammunition
- Tires
- Delivering kept items to another address. We haul junk away, not moving loads.
- Getting access for you. You or the renter on file handle the gate code and the lock.
- Gas cans, fuel or chemicals stored in the unit
Where your stuff goes
Anything still usable goes to area charities when it's in shape for it. Metal, electronics and cardboard get pulled for recycling. The rest is disposed of properly, so nothing gets left behind at the facility.
Swept before we pull out
Loading the trailer isn't the end of the job. We sweep the floor, slab or driveway before we leave, so the space is ready to use that day. You pay once you've looked it over.
How does a storage unit cleanout work?
It starts with photos. Roll up the door, take a few shots from the front, and send them over with the unit size if you know it.
We give you an honest estimate from the photos, and how photo quotes work explains what we look for. On the day, we confirm a firm price at the unit before anything is loaded.
Then we clear it, load it and sweep the floor. When we pull out, the unit is empty and ready to hand back.
What do you need to know about the facility?
Every storage facility has its own rules. Gate hours, access codes and loading rules vary from place to place.
Check with your facility before the job, and share the gate code with us ahead of time. If the facility needs your name on a list, set that up too.
If you have questions about what the facility allows, ask the office. They set the rules, not us.
Can you sort through the unit with me?
Yes. If you want to look through boxes first, meet us at the unit. We pull things out so you can see them, and you decide what stays.
Papers, photos and anything that might matter get flagged, not loaded. If a unit belonged to a family member, take your time on those.
Units cleared as part of an estate often go best alongside the house. Our estate cleanout service can handle both.
What should you do before we arrive?
A few small steps keep the job moving. You don't need to stage anything or pull it out of the unit.
- Check the facility's gate hours and confirm our access.
- Share the gate code and unlock the unit, or meet us there.
- Take out anything you know you're keeping.
- Pull out fuel, paint, chemicals and motor oil, and use the county's hazardous waste options for those.
- Tell us the unit size and whether it's indoors or drive-up.
Clearing a unit before a move or the next bill
Many people clear a unit when they move or when they finally decide to stop paying for it. Picking a date before the next billing cycle gives the job a deadline.
If you're moving house at the same time, our moving-out junk removal plan helps you line up both. When it all fits on the trailer, we can clear the unit and the house in the same trip.
Old fridges, washers and freezers from a unit ride along too. Our appliance removal page covers what we unhook and haul.
Furniture, mattresses and big pieces
Storage units are where couches and dressers go to wait. We carry them out, load them and haul them off.
If you only need one or two pieces gone, furniture removal covers it. Good pieces go to area charities when they're in shape for it.
How it works: three steps
- 01
Send photos for a quote
Text a few photos of what's going, or call. You get an honest estimate back without waiting for a visit.
- 02
Pick a time
Choose a time that works for you. Same-day service is often possible when the schedule has room.
- 03
We haul it off and sweep up
We confirm a firm price before anything is loaded. Then we carry it out, haul it off and sweep the spot.
Prefer a form? You can request a quote online and attach photos there.
“I especially loved that I was able to just send photos of my items and get a quote instantly vs the companies that want to “come see the stuff” before giving an estimate.”

Common questions
Do I need to be there?
It helps if you can meet us, especially if anything stays. If not, the facility has to allow our access, and you'll need to share the gate code and unlock the unit.
Will you sweep the unit when you're done?
Yes. We broom-sweep the floor before we leave, so the unit is ready to hand back. A clean, empty floor makes the handoff to the facility simple.
How much does it cost to clear a storage unit?
It depends on how full the unit is. Pricing runs from the Minimum Pickup at $189 to the Full Trailer Load from $759. Send photos and we'll give you an estimate.
Can you clear a unit someone left behind?
Yes, as long as you have the right to clear it and the facility gives us access. We clear left-behind units the same way as any other.
What if the unit is bigger than one trailer load?
Big, packed units can take more than one load. We'll tell you that when we quote from the photos, and the firm price covers the whole job.
Is there a checklist for getting a unit ready?
Yes. Our storage unit cleanout checklist walks through what to check with the facility and what to pull out first.
