Selling Your House? Clear It Before You List

Clear a house before you list it so buyers see the space, not the stuff. Start with the garage, extra furniture and anything you won't move. Cowboy Site Services clears homes across Collin County in one trip, priced by trailer space, with a firm quote before loading.

Why clear the house before listing?

Buyers walk in and try to picture their own life in the rooms. A packed garage or a spare room full of boxes gets in the way. They see storage problems instead of space.

Clearing out also makes everything after it easier. Photos look better, showings take less prep, and packing for the move goes faster. You're doing the work once instead of three times.

Two real jobs, two different deadlines

We've seen both ends of this. One job was an estate cleanout in Allen to help a client get the house ready for sale. Clearing the house was the first step toward listing it.

Another job was a garage cleanout for a family who had sold their house, with three days left before closing. The deadline was set, and the garage still had to be emptied.

Both got there. The first one just had a lot more breathing room.

What to clear first

Start where buyers look hardest and where junk hides best. These areas make the biggest difference:

  • The garage, so buyers can see it fits two cars
  • Spare rooms that turned into storage
  • Extra furniture that makes rooms feel small
  • Closets and the attic, since buyers open everything
  • Old appliances in the garage or utility room
  • Backyard clutter like broken grills and old playsets

When the house belonged to a loved one

Selling a parent's home is a harder job than selling your own. There are decisions in every drawer, and the timeline often comes from someone else.

Our estate cleanout service works through the whole house with care. Set aside anything the family wants to keep, and we haul the rest. Take whatever time you need on the decisions; we handle the heavy part.

A simple pre-listing plan

Give yourself a few weeks if you can. A rushed cleanout still works, but a planned one is easier on everyone.

Pick a listing date and work backward. Sort first, then clear, then clean and stage. Our guide to getting a house ready to list has a fuller checklist.

  • Walk the house and tag what stays, moves, sells or goes
  • Pull out paint, chemicals, motor oil and tires for separate drop-off
  • Book one haul-off for everything marked to go
  • Have cleaners or painters come in after the house is cleared
  • Stage and photograph once the rooms are open

What if closing is only days away?

Sometimes the cleanout comes last, not first. The house sold, the movers came, and the garage is still full with closing a few days out.

That's a tight spot, but it's a common one. Send photos as soon as you know what's left. Same-day service is available when the schedule allows, so earlier is always better.

Our garage cleanout crew clears it, loads it and sweeps up. The buyers walk into an empty garage instead of your leftovers.

Leave it broom-swept

A cleared room still needs a quick sweep before photos or a final walk-through. We sweep up behind every load, so you're not left with dust and debris where the boxes stood.

That makes the next step easier. Cleaners, painters and stagers can start right away.

For agents: hand off the cleanout

Realtors often end up managing a seller's junk problem. A cleared house lists sooner, and a cleared garage can save a closing.

Send us photos of the listing and we'll quote the cleanout for you or your seller. Learn more on our page for realtors.

What does a pre-listing cleanout cost?

We price by how much room the load takes on our 14-foot trailer. A minimum pickup starts at $189, a half trailer load at $515 and a full trailer load at $759.

Text photos for an honest estimate up front. We confirm a firm quote on site before anything is loaded, and it doesn't change after you say go. You pay at the end, once you're satisfied.

Where does it all go?

Furniture and household goods in good shape go to area charities when we can place them. Metal and electronics get pulled for recycling. Everything else is disposed of properly.

If the family wants to donate certain pieces, point them out when we arrive. We'll keep them separate from the rest of the load.

Clear it and list it

We're Veteran-owned, insured and locally run in McKinney. You deal with the owners, not a call center. Same-day service is available when the schedule allows.

Send photos for a quote. Pick a time. We haul it off and sweep up, and the house is ready for its close-up.
