An honest and transparent company to work with. I had a rather unusual task of reorganizing my shop and tooling, as well as moving debris and junk in the process. I plan on doing business again with these guys real soon.
Cowboy Site Services clears offices, suites and retail spaces in McKinney, the town our truck and trailer call home. We carry out desks, chairs, shelving and stock, pull computers and other e-waste for recycling, and fit the work around your open hours. You pay by trailer space, with a firm quote confirmed on site before loading.
Who calls us for a McKinney office cleanout?
Most commercial calls start with a deadline. A lease is ending, a suite is turning over to the next tenant, or a team is moving to a bigger space.
Sometimes it's a shop owner swapping out fixtures, or a manager who wants the back room usable again. Either way, the goal is an empty space so the next step can start.
Because McKinney is our base, your job isn't squeezed around a long drive. That makes it simpler to line up a visit that suits your calendar.
How do we work around your customers and staff?
Our hours are Monday through Saturday, 9 to 6. If you'd rather not have a crew walking past clients, a Saturday visit suits offices that close on weekends.
For a storefront that stays open, we stage near the back door and keep the sales floor clear. Loads go out steadily instead of piling up by the entrance first.
Mention elevators, loading areas or building rules when you send photos. Knowing that ahead of time keeps the visit short and keeps the property manager happy.
What happens to the computers, phones and printers?
Old monitors, towers, printers and phone systems get set apart from the rest of the load and pulled for recycling. We don't wipe or destroy drives, so pull or erase any data before we arrive.
Business electronics follow slightly different rules than household ones. The state's free computer take-back programs are aimed at personal and home-business gear, as the sources below explain.
That's a big reason offices hand us the whole pile at once. Our electronics disposal page has more on how we handle screens and computers.
What's in a typical McKinney commercial load?
Every space is different, but these items show up on almost every office or retail job. Anything bolted in as part of the build-out is a different matter, since we don't do commercial interior demolition.
When you ask for a quote, send photos of every room, including closets and storage areas. Forgotten back rooms are the usual reason a load runs bigger than expected.
- Desks, cubicle panels and office chairs
- Filing cabinets, emptied of any records you need to keep
- Break-room tables, small fridges and microwaves
- Retail racks, display shelving and worn-out signage
- Boxed returns, packing material and stockroom overflow
- Copiers, printers and other electronics
Do McKinney's city pickups help a business clear out?
- NTMWD says residents of Allen, Frisco, McKinney, Plano and Richardson with a city-issued utility bill reflecting solid-waste service can drop off certain waste twice per month at one of its four Citizen Convenience Centers.Source: NTMWD — Solid Waste Facilities (retrieved 2026-10-09)
- McKinney allows up to 12 household hazardous waste pickups and 12 e-waste pickups a year at no charge.Source: City of McKinney — Household Hazardous Waste & E-Waste (retrieved 2026-09-26)
- TCEQ says manufacturers are required to offer collection and recycling only for computer equipment purchased primarily for personal or home-business use, regardless of when it was sold.Source: TCEQ — Guidance for the Texas Recycles Computers Program (retrieved 2026-10-09)
- TCEQ says commercial, government, and nonprofit customers should check with their manufacturers, local retailers, and local charities for options for used computers.Source: TCEQ — Guidance for the Texas Recycles Computers Program (retrieved 2026-10-09)
The NTMWD drop-off visits are tied to a city utility bill with solid-waste service, and McKinney's free e-waste pickups are counted per year. NTMWD's solid waste facilities page and McKinney's hazardous waste and e-waste page spell out the details. Neither one is built for emptying a full office in a single day.
That's the gap we fill for commercial cleanouts. We load everything in one visit, set the electronics aside for recycling and take the rest to proper disposal. For how the city programs work at home, see our McKinney bulk trash and brush guide.

Commercial & Office Cleanouts in McKinney: questions
Can you clear our McKinney suite before the lease ends?
Usually, yes, if you reach out with some room before your move-out date. Send photos of each room and the date you need it empty. We confirm a firm price on site, load it all and sweep the floors before the walkthrough.
Do usable desks and chairs get thrown away?
Not if someone can still use them. Office furniture in decent shape goes to area charities when they'll accept it. Whatever can't be reused is hauled off and disposed of properly.
Is a business load priced differently than a home job?
No. It's priced the same way, by how much trailer space it takes. Our tiers are the Minimum Pickup from $189, the Half Trailer Load from $515 and the Full Trailer Load from $759.
