Sherman is the biggest town we run in Grayson County and the one that has changed the most. Texas Instruments built its 300mm semiconductor fab here — an investment north of $30 billion, the largest private investment in the state's history, and the reason so much of the town is either going up or being cleared out.

On top of that, Austin College has been downtown since long before any of it, and the older neighborhoods around the center of town have the housing stock to match.

Thousands of people moving into a town that size means constant turnover, and that's where most of our Sherman work comes from. Rentals being emptied between tenants, houses cleared before they list, and move-outs that leave half a garage behind.

The older homes near downtown give us the estate and downsizing jobs — families settling a property that's been in the same hands a long time. It's about forty minutes from the shop, so we like to know a day or two ahead when we can.
